A spec home is conceived and built by the builder before it has a buyer. It trades some personal control for speed and certainty: you can walk the finished rooms instead of imagining them from drawings.

How spec differs from custom

With a custom home, you and your builder decide the plan, site placement, materials and systems, and you carry the design time and decision load. With a spec home, those choices are made; depending on the stage of construction you may still influence finishes. Timelines are usually shorter because the permitting and much of the building is already done.

What to evaluate on a finished home

Because you are buying the result, evaluate it like any construction: how the house sits on its lot, drainage and grading, window and door quality, insulation and mechanical systems, and how the plan lives day to day.

  • Ask for the builder warranty terms in writing.
  • Commission an independent inspection even on new construction.
  • Request plans, permits and any engineering letters.
  • Confirm HOA and architectural-review approvals.

Stage matters

A spec home bought early in construction may still allow finish selections; one bought complete does not. Clarify exactly what can change, what it costs and how it affects closing.

Read the specification, not just the photographs

Ask what is included in the purchase agreement: appliances, landscape completion, fixtures, window coverings, technology equipment and any allowances. A rendering or staged photo may show items that do not convey. Review the final plans and a written specification with your agent before making an offer.

Check the site and closeout documents

Walk the lot after rain if possible and inspect grading, drainage and access. Ask for permit and inspection records, warranties, a punch-list process and instructions for home systems. Even if a home is newly completed, arrange independent inspections appropriate to the property and ask a lender about appraisal and financing requirements.
